真真假假租房圈套,着急租房的你避开这些陷阱了吗?


在美国,尤其是纽约,租房成了许多留学生初来乍到时的一件头等大事。租房的过程较为复杂,租客面对漫天的租房广告信息,常常会感到无从下手。

尽管美国的多数租房信息都是可靠的,但也有一些租房骗局的存在。骗子通常利用租客着急租房的心理来进行诈骗,若租客一不小心陷入租房骗局,将对其在美国的生活造成一定的影响。

因此,租客在租房之前,需事先学习分辨租房信息的真假,才能在租房过程中避开陷阱。在今天的文章中,我们将为读者分析一些租房陷阱的迹象,以及相应的防范措施。

租房陷阱的迹象

租客在租房时不可放低警惕。即便从比较靠谱的租房中介或租房网站上找房,也应该时刻观察情况,防止受骗。一些较为常见的租房陷阱有:

看房之前先付款:确定租房之前,租户没有任何理由需要提前付款。若租客在未看房子之前就被要求先要交一笔钱,这时候就需要提高警惕。不要单凭几张租房的照片就下决定,应在进行实地看房之后再决定。

房子所需的押金过高:许多租户为了快速找到房子,看到条件不错的房子就想尽快定下来,愿意提前付定金。但房东若是要收取高于法律规定的定金时,这极有可能是房东想拿到钱就消失的信号。点击这里,了解纽约最新租户保护法案。

见不到房东本人:一部分房东谎称自己出国了、病了或因为其他原因不能与租客当面交易签署合同,但希望尽快收到保证金。这种情况下是租房骗局的可能性较高。真实情况下,无论房东在哪,合法的房东都会安排一个人和租客见面并看房。

推荐价格过低的房源:一些房产中介通常会给租户推荐低价的租房信息,比如处于抵押品赎回权过程中、但尚未拍卖的房产或先租后买的房产。租户为了得到这些便宜房源的信息,往往容易掉进中介公司的陷阱里。这些中介服务公司会向租户索取注册费,或每月高达200美元的服务费。但因为这些列表里的房源通常都是假的或是过期的,当租户发现这些信息不可靠时,之前所交的费用也石沉大海。

无需签署租赁合同:美国的租房合同分为固定期限合约(Fixed-term Lease)和月租协议(Month-to-month Rental Agreement)。若房东不问起租客对租约形式的选择,而直接进入付款程序,则该房东极有可能本身不具备和租客签合约的权利。

面对租房陷阱,如何避免?

面对种种租房陷阱,租客能做些什么,来减少受骗的几率呢?

到现场看房,确认房屋设施:租客到现场亲自看房之后,才能确认房屋是否与图片里的相符,并确定租约里承诺的条件是否达到。

谨慎提供个人信息:有些情况下,房东刊登虚假的租房信息之后,会要求租房者提供SSN等相关私人信息,来检查租客的信用记录。虽然要求租户提供信用记录是合法的,但为了避免身份信息被泄露,租客需再三确认房产的合法性后再提供信息。

不要通过现金及电汇方式来付款:现金和电汇这两种付款方式,不太容易留下痕迹,难以被追踪。建议租客尽量用支票或者信用卡等方式来进行付款。

若租客不幸遭遇了租房骗局,租客应立即报警,为执法机构破获这起诈骗案提供更多的线索。同时,租客也可向美国联邦贸易委员会(Federal Trade Commission)投诉,来保护消费者的合法权益。
